Annual service contract charge = $150. This is for maintaining files for the DEP and sending in chemical reading at the state's request. Having a service contract is required by the state with our particular OBD system.
Now that we're closing the house for the winter, Alan will come to open the system in the spring, take chemical readings and perform any necessary maintenance once during the summer, then close the system for the winter in the fall. (Ask to have aerator removed and stored; shut-down furnace and main power as well.)
The cost of each visit is approx. $115 ($65/hr. rate + any needed chlorine or parts). Total bill depends on what he does and how many supplies are added.
We need to call Alan in the early fall to provide a shutdown date. We can provide a spring startup date at that time or call in the early spring.
2012: had to cut drainage hose to find blockage; came back later to repair
2011: no issues
11/3/10 Alan closed down system without request. Alan's on top of things. :)
3/25/10 Left msg to request system start-up by 4/16/10.
10/24/09 Left msg to have system shut-down any time after 10/26/09
No scheduled start-up date as of yet. Requested a free
estimate for a new water filter system.
4/16/09 Called Alan due to Colby & Gale describing a strange noise when main power was turned on. Explained that this was due to a low water lever in septic. Suggested turning off the septic controls when we first arrive in spring, turn on main power, use water for a day, then turn on septic power.
3/5/09 Called to change spring start-up to 4/17/09.
11/12/08 Left msg to schedule system shut-down for asap
Scheduled start-up in spring, about 5/15/09
4/3/08 Called to change spring start-up date to 5/1/08.
11/12/07 Scheduled system shut-down 11/15/07.
Schduled start-up in spring, about 5/15/08

Pumps out septic, on call, only when necessary as directed by Coastal Wastewater.
On 9/1/99, he suggested it be pumped out every 3 years.
Filter system cleaned 7/25/02, $190.
Filter system cleaned 7/29/97
The septic pump panel/switch is marked "JET" and is located at the bottom of the cellar stairs on the left wall, just to the left of the electrical panel. (The power to the "JET" system is the bottom switch on the left side of the electrical panel and has to be on to provide power to the pump.) The JET panel itself has a toggle button at the top with 3 positions: the middle (neutral) position is "OFF", the lower position is "CONTinuous", and the upper position is "AUTOmatic". If the JET pump switch is off, the system won't aerate and there will be a septic odor outside the house.
The discharge pipe is a black hose with a vertical pipe sticking out of it, that comes out of the embankment in the cove near the bottom of the stairs. The white pipes closer to the stairs are clean water overflow drains.
There is a septic backwash system with a timer. To adjust the time setting, hold down a button and spin the dial around. The backwash is set to occur twice during the timer's 12-day cycle.
Our water pressure is set for 43 (or so). The pressure can be adjusted with the uppermost of the two screws under the cap (the lower screw should not be adjusted).
The washing machine sometimes fills slowly. If this occurs, check the washing machine hoses (at the point of entry) and clean those filters. This should be checked every spring, especially if the house is closed over the winter.
